Information about Board of Directors Elections
The Sweetbriar Farms POA is having a Special Election as the President and Vice-President are resigning at the end of the year. President Warren Screiber has found that his new job has more extensive demands to be on the road and no longer feels he can devote the time necessary. Vice-President Susan Stevens after many years on the Board as Treasurer before being elected Vice- President has also resigned effective at the end of the year. This last year. With the Hurricane recovery, the replacement of the gate, replacement of our long term landscape person, and the Spectrum fiber project, this has been a very difficult year and Warren and Susan have provided great leadership, but it is necessary to replace them with a Special Election to fill the remaining year of their two year terms.
The process of the Special Election will be:
1. Nominations – Every Owner is eligible to nominate Owners for the two open positions (descriptions below). Self- nominations are also encouraged. Nominations will remain open until August. Submit nominations to sweetbriarnc.board@gmail.com
2.Voting – Ballots with the nominees, and voting instructions, will be available on the Sweetbriar Farms POA website. We will need 45 ballots returned by (or brought to) the Annual meeting on October 11th weekend ballots are counted
President

Required to register with the Secretary of State of North Carolina as a registered agent of Sweetbriar Farms POA, Inc.

Leads the Board and is responsible for overseeing and handling many of its procedural duties.

Must be knowledgeable about the community’s governing documents and understand how to run an effective meeting. Serves as the authority on all association rules and governing documents and appoints committees as necessary or if dictated by the bylaws.

Leads community and association meetings, handling such responsibilities as calling the meeting to order, announcing the agenda, and ensuring adherence, maintaining attendee order and decorum, proposing questions, calling for votes and announcing the results, and recognizing others to speak on the floor.

Executes contracts, orders, and other documents in the name of the association as its agent.

Serves as spokesperson for the Board in most matters relating to general association business.
Vice President

Shares many of the leadership and procedural duties with the President, including assuming the leadership role when the President is unable to do so.

Ensures order is maintained during meetings and parliamentary procedures are followed, ensuring a smooth flow of business, and serving as an informed source about association rules, bylaws, and governing documents.

Assume such additional duties as are defined by the Board. Often, be the designated chairperson for chair one or more substantive committees to address major issues; for example, new construction projects or activities involving large capital expenses.
