SBF POA Budget Categories
Introduction
This document describes the expense categories in the Sweetbriar Farms Property Owners Association (POA) annual budget. Each category represents an essential aspect of maintaining, improving, and managing community assets, safety, and resident services.
Insurance (Commercial)
Commercial insurance covers the POA’s property, liability, and potential risks associated with community operations. This may include coverage for buildings, amenities, and protection against lawsuits or accidents on POA-managed property.
Outdoor Lighting and Power
Expenses in this category include the operation and maintenance of outdoor lighting systems throughout common areas, ensuring safety and visibility for residents and visitors.
Landscape & Snow Removal
This category encompasses the upkeep of community roads, landscaping services, and seasonal snow removal to maintain accessibility and curb appeal year-round.
Roadwork
Roadwork expenses are dedicated to repairing, resurfacing, and improving community roads, ensuring safe and smooth travel within the neighborhood.
Enhancement and Replacements
Funds allocated for enhancements and replacements are used to upgrade community features, replace aging infrastructure, and introduce new amenities that benefit residents.
General Maintenance and Supplies

Tree Cleanup

Gate Repairs and Maintenance

Front Gates Embellishments
Funds for embellishments front gates are used to improve the visual appeal and welcoming atmosphere of the community’s entrance with seasonal decorations.
Front Gates Refresh
Funds for refreshing front gates are used to improve the visual appeal and welcoming atmosphere of the community’s entrance with plantings and mulch replacement.
Spring Clean Up Day
Funds to cover supplies used by residents for spring-time community cleaning, landscaping, and beautification projects, as well as food and associated supplies for a community lunch.
Fall Clean Up Day
Funds to cover supplies used by residents for autumn-time community cleaning, landscaping, and beautification projects, as well as food and associated supplies for a community lunch.
Memorial Day Picnic
The Memorial Day Picnic in the Pavillion brings owners together for engagement and camaraderie. Budgeting for these events covers food and related supplies.
Labor Day Picnic
The Labor Day Picnic in the Pavillion brings owners together for engagement and camaraderie. Budgeting for these events covers food and related supplies.
Legal Fees & Collection
Legal fees cover the cost of professional advice, dispute resolution, and collection of unpaid dues, helping the POA navigate regulatory and financial challenges.
